  1. MahaRERA registration of the project itself — separate from our channel-partner registration. Verify on maharera.maharashtra.gov.in.
  2. Possession date in the agreement to sell — written, not verbal.
  3. Carpet area in the agreement — must match the floor plan you visited.
  4. Floor-rise pricing ladder — the headline price is the lowest floor. Ask for the full ladder.
  5. CIDCO clearances — Navi Mumbai is a CIDCO-planned zone; some projects sit on 60-year CIDCO leases. Verify.
  6. Sample flat — if available, walk through. The carpet number on paper has a very different feel in person.
