Kasarvadavli
Northern end of Ghodbunder Road, terminus of Metro Line 4. Newer launches, slightly better pricing per sqft. Best for buyers who can wait 18–24 months for possession.
Hiranandani Estate
Premium, established. Resale-heavy market — most new buyers will look at resale 2/3 BHKs here. Quality of life is the differentiator.
Lake City / Majiwada
Closer to Thane station, more urban, slightly older stock. Good for buyers who want immediate ready-to-move.
Pokhran Road

- Floor rise & view — Lake / hill / road-facing units carry premiums of 5–10 %.
- Metro Line 4 station distance — for resale value, sub-1 km walks are a step-change.
When Thane doesn’t make sense
- If your office is South Mumbai / Lower Parel and you need <60 min commute — Thane Metro will help, but pre-metro, the road commute is still 90+ minutes peak.
- If you want a villa or row house — Thane is townships, not low-rise plotted developments.
- If your budget is sub ₹ 70 L for a 1 BHK — look at Kalyan / Dombivli instead.
