What is a channel partner, really?
A channel partner is a RERA-registered intermediary recognised by the developer. The developer signs a formal agreement and pays the partner a commission on a successful booking. The buyer pays the same all-inclusive price either way — channel-partner commission is built into the developer’s cost structure, not added on top.

Where a channel partner saves you the most
1. Latest stock — not website stock
Project websites and portal listings are stale by definition. A 2 BHK marked “available” on a portal may have been booked yesterday morning. A channel partner pulls live availability from the developer’s CRM — you don’t waste a Saturday driving to a sold-out tower.
2. Floor-rise & view pricing
The “starting price” you see is the lowest-floor, worst-view unit. Higher floors carry floor-rise charges (typically ₹ 25–75 per sqft per floor), and corner / sea-view / hill-view units carry view premiums. A channel partner gives you the full price ladder so you can pick the unit you actually want, not the one the brochure shows.
3. Documentation hygiene
A channel partner walks you through:
- Allotment letter — what’s binding, what’s marketing
- Agreement for sale — escalation clauses, carpet area in writing
- Receipt structure — token, instalments, GST, stamp duty
- MahaRERA disclosures — project registration, project finance, completion date
A small mistake here costs lakhs. A second pair of eyes is free.
4. Post-booking support
Real estate is not a transaction — it’s a 24–36 month relationship until possession. Developers hand off their CRM team multiple times during that window. A channel partner is the constant — the same WhatsApp thread from token to handover.

- Negotiating the headline base price — base prices on new launches are RERA-disclosed and rarely move. Channel partners don’t unlock secret discounts on base.
